Our house is up for sale and thus I am presently enjoying the nightmare that is showing your residence to strangers.

Despite being accompanied by the Estate Agent, people still have a nack of driving you mental!

We had agreed to two viewings today: - one in the morning and one in the late afternoon. My wife ran around this morning getting the house looking tip-top (it always does but for some reason, it has to get a second clean <img src="/forums/images/graemlins/laugh.gif" alt="" /> ). She then takes my young daughter out in the car, while the viewing is on.

First viewing at 10:30: -

Estate agent arrives at 10:20 - great - has a look around the house. The 'buyer' still hasn't arrived at 10:45, so the agent phones the office - no message. He tells me how he's booked his whole day around this buyer and can't imagine why he's late. He calls the buyers mobile - no answer! Home - no answer! At 11:15 he gives up - begs for forgiveness and leaves

Afternoon - 4:00 viewing.

People arrive 10-minutes late! AND in a posse format!

Parents, 4 kids, grandparents! WTH?!? <img src="/forums/images/graemlins/cussing.gif" alt="" />

Oh you'll get plenty of sight-seers. When I was doing the viewings on my old property (I did them myself even thought the agent was present as being a 16th Century barn there were plenty of questions that the Dorris from the agents didn't have a clue about) I got couples, people on their own , half the family, all the family, all the family plus friends and relatives. It was ridiculous, and towards the end I was getting really frustrated.

Mind you, I can't fault my agent - 27 viewings and sold in four weeks.

Well, good luck Simon, there's not a lot you can do unfortunately, especially if you have young children with toys everywhere..(Thankfully that's long in the past)

No, it's spend a few hours getting the place ship shape for viewers, only to be told they haven't even put their house up for sale yet, I actually physically threw one couple out of the front door once, after Mrs WR spent three hours tidying up, and nearly an hour showing them round....Grrrr

Never mind, it's all part of lifes rich tapestery....:-)

Wouldn't mind as much if last weekend hadn't been much the same!

Had a couple who viewed the house for over an hour (and saw them drive by the house the day before the official viewing - we live on a single track, dead end road: so when someone drives by very slowly and turns around and drives back, you tend to notice them if you're out front of the house)....

Anyway, they knew where the house was, spent an hour looking around it and then asked the agent (who had to leave), if they could stay and chat with me. I said it was fine, as did the agent, and they then proceeded to spend 20-minutes telling me how much they loved the house and "we wouldn't still be here if we weren't VERY interested". They asked me where we were in terms of finding a place, told me their situation, etc etc.

When they left, and my wife returned home, I said, "I think they'll be back or just put an offer in..." (famous last words).

The next day we recieve a call from the agent simply saying, "they are not keen on the location of the house..."

that is just frustrating and would sound like people who are time wasting.

I've been incredibly lucky, put it up for sale last week and only had to show two lots of people round before getting an offer. The first couple were a similar waste of space to your viewers though. They knocked at the door within 5 mins of me getting home from work on the day I put it on the market asking the price. They told me that they were desparate to get a house on the estate (god only knows why, it's a Barratt cookie cutter estate) and drive round 3 or 4 times a week to see if any more come on the market. They were the first couple to come and view the following night and seemed to know where every room would be and even the name of the house design (I didn't). They went round everywhere twice and kept saying to each other how lovely it was.

The following day the estate agent rang to ask how they got on. They replied they were not interested as

a) They weren't keen on the location (it's one of the prime sites on the estate they were desparate to move to!)

b) It was quite dated (Eh?? It's 5 yrs old and decorated in a contemporary style)

c) It was overpriced (It's up for the same price as all the others of the same design)

d) It was too small for them (It's the largest style on the estate and they have one 4 yr old child)

What possesses these people? Do they actually do this every time a nearby house comes on the market? Is it some sort of fantasy?

Anyway, nuts to them, the next couple offered me the full asking price on the spot and duly confirmed it with the agent the next morning.

It's taught me how to behave when I'm viewing though, I now tell the owner on the way out "Thank you, it's very nice but not for me".

Had a classic today!

The fellow who came through with his entire family came back with 'just' his wife this week for a second viewing.

The estate agent - poets of this modern world we live in - called us and said the couple were very interested and we should expect an offer on the table <img src="/forums/images/graemlins/smirk.gif" alt="" />

Fast-forward 4-days of silence and then today a phone call, with an 'offer' of
