Quick update on the new oil seal.
Had the engine up to temp a few times and drove it up and down the drive ( not taxed as yet) so no road test, not a drop of oil has come out so it look like it is sorted.
An added bonus was on initial starting it always to 3 or 4 revolutions to fire up but not this time less than 1 revolution it fired up perfectly. I just wonder if the old cam belt was 1 tooth out so the timing was not spot on.
Who knows.....
