I’m trying to view some properties and having to wait a week or so because all the Hampshire and West Sussex estate agents are booked solid, who’d of thought it.

We will gladly export some of ours there are more Realtors than used car sales people, although it is difficult to tell them apart nowadays.

I remember a similar situation in 1987 when the deadline for the end of joint tax relief approached, once it had passed the property market collapsed. I suspect the same thing will happen next March.

Having spent 25 years in that business, may I suggest that there are simple ways and means to overcome the bottleneck here.
There is nothing to prevent one knocking on a few doors, placing some private adverts, and seeking property for sale online. The fast moving market is "electric" at the moment, so be polite yet bold, and unafraid to be met with a degree of mild suspision. By explaining the approach openly to a vendor, you may find youself at the front of the queue instead of the back.
Making these suggestions would raise the eyebrows of most agents. But there is nothing wrong or immoral in by-passing their offices, especially in the absence of an efficient service.

The housing market locally is busy. I sold my mothers house in five months. Plenty of views and it was actualy sold in about five weeks, but then the wait starts as the system grinds on.

They are just like shitehawks down here there are far too many of them.

Property is selling quickly down here as everyone realises the value of moving out of the major conurbations now that the working from home myth has finally come to fruition..

Working from home was great. BT encouraged it for years and then went full circle and started wanting people back in the office. If it works too well office based jobs will migrate to India or Indonesia.

Round here too. I went for a short walk yesterday lunchtime in between rainstorms and I must have seen 7 or 8 'Sold' signs up in a 45 minute walk, half of which was along the canal towpath so no houses at all. I also spotted a couple of new builds going in at the end of people's gardens. Half of me was thinking that you've got to be pretty desperate for cash if you're prepared to lose half your garden and have neighbours that close. But then I suppose lots of people aren't grumpy old misanthropes like me and like living all snuggled up together.
