I discovered the source of some damp in the garage to be a porous panel in the 60s asbestos roof which is a problem I’ll need to wrestle with. Repairing it properly will need some preparation in cleaning the surface which may be dangerous. To go the whole hog and replace the panels will be a very significant investment. I feel a bodge coming on and may chance a spray coat of something over the top of whatever is there to see if that halts the ingress for now, might leave it a few weeks until the temperature rises.
I have some old 1970's-built sectional concrete garages that have very leaky asbestos roofing sheets. I thought about coating them, and had a chat with a local builder about the options. He said that replacing them wasn't as big a job as I had thought and would get rid of the asbestos problem once and for all. Because I wanted to also eliminate any condensation issues he suggested going for a timber OSB sheet replacement , covered with EPDM rubber sheet. He reckons it would be reasonably economical to do and is preparing a quote for me. It might give you an idea of what an alternative approach might cost? ![[Linked Image]](https://www.tm-img.com/images/2021/02/10/IMG_0685.md.jpg) ![[Linked Image]](https://www.tm-img.com/images/2021/02/10/IMG_0683.md.jpg)

Kevcaster .... Removal of asbestos cement sheets isn't a big deal (unlike other forms of asbestos) .... most councils will take it at a recycling centre if it's properly bagged .... I've found modern box profile steel sheet easy to use and not hugely expensive ...so maybe don't write off replacement too quickly? Here's a link to a random council advice sheet .... other councils are available! 🙂 https://www.eden.gov.uk/business-an...ty-at-work/working-with-asbestos-cement/Some companies will inflate the issue in order to inflate the bill if you get them to remove it .... just the word 'asbestos' scares people into opening their wallets K

Pretty sure I recognise that overbridge. Next to the inclined plane of the old quarry railway that used to run down to Watchet? We loved Exmoor.

EPDM is a good solution, we had it on a shed roof, more expensive than felt but 20 years on it was as new.. I guess Tim it will come down to cost.

One of the big national garage restoration companies quoted £12k inc VAT for a replacement with fancy-pants insulated sheets, but that was with an on-line quote based purely on roof area (10m x 7m). There's no way I would go with an outfit like that, but it gives an interesting benchmark. I expect my builder to come in significantly cheaper than that, but I want a condensation-free result. I have too many sheds and barns with drippy tin roofs, and I'm happy to pay for a decent outcome.

Hamwich .... yep, my friends have a barn with a tin roof ... if you get a rapid warm-up after a period of cold weather it drips like a minor rain shower for a day ..... I went with sheets that have a sprayed on flock lining .... not much more expensive but not a drip to be seen.

if you get a rapid warm-up after a period of cold weather it drips like a minor rain shower for a day Our main shed (120 sq feet) is hilarious. In the days when we kept sheep we'd have it set up with 20 lambing pens with an ante-natal waiting area towards the front. 30-odd ewes and their lambs in there panting away on a cold day and the condensation would gather on the roof, trickle down the slope until it got to a cross-beam, and then just drip constantly in a line across the shed. We'd use plastic feed troughs to gather it and give it back to the girls to drink.

Kevin, there are some clever brush on liquid membranes nowadays, that will even accept being applied to difficult & even damp substrates, best to leave that old asbestos sheet undisturbed & don't scrape the old bitumen off (if you strip off the old panels you'll need a licensed firm & you have to notify the local HSE..£££) Thanks to all who made suggestions on this, I feel a little more confident that a solution will be found. It seems that no matter what topic comes up on the forum, several people will have something sensible to say about it. Of course, some might suggest that the opposite is also true, but not me.

This morning everything white and no salt in our neighborhood. The chance for some snow fun with the Morgan. But since I live on top of a slope, coming home was a bit tricky. So kept MattMog inside; with those wide tires I probably wouldn't have made it to the top. ![[Linked Image]](https://www.tm-img.com/images/2021/02/07/45.md.jpg) See the wheelspin. Beautiful car
