I am trying to have work done on my house up in North Wales ( near Chester).
House rendering 16 weeks minimum before they can start.
New Conservatory 20 weeks !
New Sofas 18 weeks made in the U.K.
Astro turf 16 weeks.
Chatting to builders raw materials are going up monthly so a quote now might be a bit more.
There is a shortage of cement and plaster board.
Think if I had children at school now I would advise them to learn a trade.

The local tory council have passed under COVID (the planning officer only needs to approve not the full council) rules plans for an extra 2000 homes in our village. That will double it's size without any new infrastructure & it is the same across Suffolk.

Chatting to a Manchester Estate agent people are desperate to move out of high rise apartments in the centre and want houses with garden.Any house going on the market is snapped up in 3 days if any good.
One of the problems is if you find a property it is taking so long to exchange contracts.Can take nearly 6 months and the house price will have risen so the vendor can easily take it off the market and re list the property.

The next village to ours has doubled in size over the last 6-8 years with no real increase in infrastructure. People move to the village from an urban house and then complain:
1) There are no places in the village schools
2) The doctors surgery is over-subscribed (2600 patients per GP, IIRC, national average is around 1800)
3) Farmers and horses make a mess
4) The village Co-Op is too small

The local authority had failed to approve a planning strategy which meant that every planning case that went to appeal the local decision was over-turned. The most recent 200 houses are on a site where the only access is the narrow road past two of the schools. The planning documents ramble on about walking distances to amenities and public transport routes. The reality is that 200 houses = 400 cars.

Same happening in our village. You can see each year they choose to release large plots of fresh land in one of the four or five villages in the area and expand it then go elsewhere! They have almost finished the last one they dropped on us.

Same here in Oxfordshire.

1000s of new houses no new infrastructure.

We have a small river near us and near waterworks. One day water clear next day water cloudy and covered in slime. The waterworks are just not coping. Still they keep building. Roads gridlocked at peak time and in our village 800 more houses means 1000 more cars. Its just bonkers. Still Boris is making planning easier so that will help - Not.

I just don't get the stupidity of it. To much of a stretch of imagination to make completion of "infrastructure first" a condition of approval.

It isn't just building materials that are in short supply with rising prices.

It is the same with metals and plastics. I use quite a lot of steel and prices are forecast to move from circa £600/tonne at the start of the year to over £950/tonne by June. Availability of skilled labour has also tightened up, although it may be the continued availability of the furlough scheme that is resulting in a reluctance to move.

The chancellors anticipated boom may run out of steam sooner than he thinks if these pressures continue.

I'm sure it's the same everywhere. Just after the new Northern bypass was built around Norwich, loads of land owners sold up and now vast new estates are being built. Around our "village" two new estates have been built with no improvement to the infrastructure to the point that it is often not possible to get out of our road onto the main road without resorting to London style, e.g. don't catch their eye and just go for it.

They are building 3 new houses literally a minutes walk from my house at nearly 2 mil a pop !! Absolutely nuts amount of dosh.

Offsaw kiln dried American and European oak has more than doubled in price in the past year. Two price rises in glass within two months. A major UK door supplier raised prices by 20% late last year.

I've just had unsorted Redwood delivered after a 3 month wait! Try explaining all that to your customers.
