The 45k kms is only 9k pa which is a good mileage target (that many don't reach)
As others have said MUCH better a higher mileage car that has been maintained well, than a low mileage one that has been neglected.
The pictures show a pretty much immaculate car, but have a look at the service history carefully.
That 1.6 Ford Sigma engine is a cracker, and will rev eagerly towards the red line, The drive train is well tried and tested as well. If there are any problems it will be evident in the suspension,brakes and bodywork. If it has a period of idleness then perhaps check all the oil seals and brakes very carefully , and ,make sure you test drive it thoroughly (when you see the salesman's knuckles turn white, and his face turn very pale is about right)
The 4/4 will give you huge amounts of fun, and in rather more comfort than a M3W (heresy to some I appreciate) so you can cover longer distances and do more trips.
