JIT requires components to make many journeys (some long) before final assembly. Surely a more localised supply chain would eliminate this?
I think the days of rampant moneymaking may have peaked although business will have to be dragged kicking and screaming into the new era.

@ 500mtrs from Nissan Gates, I am aware that @ 2014 all JIT to Nissan Factory was reduced from 40mins to 20mins, hence a friend of mine had previously bought a 50000sqft factory in 2007 for £1.1M and sold 2016 for £6M, it is directly across the road from Vantec & Nissan, probably @
1mile from Factory Gates.

Although Sunderland Council has been Labour run for many years I do have to praise them for their efforts with making this work.
